The Golden Visa, honestly

You have probably heard that buying property gets you a 10-year UAE Golden Visa. That's true, but there is a real threshold, and a lot of marketing skips over it. Here is the honest version.

The straight answer first

To get the property Golden Visa, you need at least AED 2 million of your own equity in UAE real estate. Not the sticker price of any unit, your actual paid-in equity. This is the number that matters, and we'd rather tell you plainly than let you find out later.

What one studio does, and doesn't, do

Let's be direct. A single Reeman studio at AED 650,000 does not get you a Golden Visa on its own. Neither does a single one-bedroom. They are well under the AED 2 million line.

Anyone who tells you one small unit qualifies you for the Golden Visa is misleading you. We won't.

How buyers actually reach the AED 2 million line

The threshold is real, but there are honest ways to reach it:

The key rule: it is equity, the money you've actually put in, that counts. Off-plan units bought from approved developers can count too, and you don't need the final title deed in hand at the time you apply.

What the visa actually gives you

When you do qualify, the Golden Visa is genuinely valuable:

It is one of the most flexible long-term residencies in the world. That's exactly why it's worth understanding the real threshold instead of chasing a myth.

The simple version

The Golden Visa needs AED 2 million of your own money in property. One studio alone won't reach it, but a few units, or a bigger position built up over time, will. When you get there, you and your family get a 10-year, renewable, self-sponsored home base in the UAE.
